Plans for a second phase of new homes alongside an evolving residential development in a North Yorkshire village have been submitted to North Yorkshire Council for review.
Housebuilder Banks Homes is currently progressing work on a development to the east of Gateforth Lane in Hambleton near Selby called The Pastures, which will include 62 new homes.
And now, as part of its long-term commitment to working in the area, Banks has brought forward plans for a further 75 new high-quality private and affordable family homes of different sizes and types, including bungalows, on land to the east of The Pastures.
Each new home in the second phase would be fitted with an air source heat pump and an electric car charging point, while the development would also deliver a ten per cent biodiversity net gain and would include a new recreation area for local children.
Access to the phase two homes would be provided via Gateforth Lane through the approved phase one development, with a secondary access for emergency vehicles, pedestrians and cyclists off the A63, which sits to the north of the site.
If the planning application is approved, Banks Homes is hoping to begin construction work on phase two around the end of 2026.
The Pastures is Banks Homes’ first residential development in Yorkshire, with the housebuilder looking to bring further projects forward in Yorkshire in the coming months as it ramps up its investment across the county.
Kate Culverhouse, community relations manager at the Banks Group, says: “Work is progressing well at The Pastures and we’re now looking to build on the long-term commitment that we’re making around delivering much-needed, high quality homes in North Yorkshire.
“Our phase two plans at Hambleton are a logical and sustainable extension to The Pastures and are being brought forward in line with changes to the National Planning Policy Framework, which reflect ambitious government targets to significantly boost the UK’s housing supply.
“The Pastures is a high-quality development which will give more local people and families a greater opportunity to stay in the village, and we’re confident that there will also be strong demand for the additional homes we’re now looking to see built at Hambleton East.
“It would include a mix of high-quality new houses and bungalows being built within a sensitively designed development and would incorporate a range of important sustainable design features, such as air source heat pumps and electric vehicle charging points.
“We hope the members of North Yorkshire Council’s planning committee will give their support to our phase two plans when they come to review them, as they did with phase one, and that we will be able to extend the significant investment we are already making in the regional economy and local community.”
