Design Technician / Design Executive – Housebuilding

Our Banks Homes team are expanding – we are looking for a design technician or design executive to join our existing engineering and technical team.  This position will be based at our Head Office in Durham or our Leeds office at Harewood House.

In your role you will be responsible for overseeing architects, ensuring compliance with Banks Homes standards, building regulations and technical requirements. Provision of accurate technical information for viability, construction and sales purposes.

In your role you will carry out the following duties & responsibilities:

Planning 

  • ​Production of plans for the clearance of planning conditions and S106 planning obligations.
  • Co-ordination of planning visuals such as CGI’s and street scenes to assist planning applications.
  • Elevation treatment options/material choices etc

Architectural

  • Produce constrains and opportunities plans working with the wider team for input into new development proposals.
  • Brief consulting architects for the production of sketch layouts, proofing layouts and technical layouts.
  • Review layouts against constraints ensuring compliance with the architects brief.
  • Liaise with the commercial team to identify and agree the construction specification.
  • Obtaining technical drawings and approvals to enable efficient site starts.
  • Liaise with the construction team to resolve issues/queries.
  • Minimising risk through provision of timely and high quality information.
  • Working drawing review/co-ordination.
  • Prepare, submit and secure Building Regulation approvals for developments uploading the relevant information to Building Control.
  • Clearance of Building Regulation conditions to ensure CML’s can be delivered in line with strategic targets and budget.
  • Review and comment on the technical content of all sales literature to ensure compliance with working drawings\BANKS specification.
  • Answering technical queries.
  • Maintain records of design changes/value engineering incorporated into finalised designs.
  • Site registration with SAP assessor, co-ordination of predicted EPC’s and distribution to sales and legal teams.
  • Cross referencing of SAP/HEM outputs inline with BHL specification.
  • Standards, compliance and communicate with wider team.
  • Production of garden area plans for sales.
  • Production of boundary treatment plans.
  • Production of surface treatment plans.
  • Production of conveyance plans.
  • Production of managed areas plans.

General

  • Maintain technical fee trackers and cost to complete technical expenditure.
  • Support the site sales team to ensure accuracy of sales information.
  • Production of technical sales packs, manual and or digital via CRM upload.
  • Ensure CDM/EMS processes are followed and recorded throughout the design process.
  • Uploading of information to Dochosting
  • Auditing of Dochosting to ensure the latest information is present and project team directory up to date.
  • Working with the construction team, production of build route and compound plans.
  • Working with construction team production of spoil/material storage plans.
  • Production of traffic and pedestrian route plans

You will work closely with the Banks Homes Technical Manager and Development Engineer, Head of Technical, planners, project managers and other technical staff to ensure that all technical issues required to progress the Banks Homes portfolio are identified and adequately addressed and optimised.

Contacts will be with all Directors, Managers and staff within the Group. Effective communication and negotiation with external parties, both regulators and customers will be essential, requiring professional relationships and networking to enable us to maintain the edge in relevant discussions and meetings.

You will primarily be based at either our Meadowfield or Harewood House office with periodic visits to regional offices, site visits and meetings with 3rd parties (consultants, regulators etc) across north of England and Yorkshire.

ESSENTIAL: 

  • Previous proven experience working for a housebuilder or architects practice working on residential housing schemes.
  • Working knowledge of AutoCAD
  • Qualification in design HNC or above
  • Strong organisational and communication skills, with the ability to manage multiple aspects of a project simultaneously
  • Proactive approach to problem-solving and a commitment to delivering high-quality results
  • Ability to manage external consultant team and ensure deadlines are met
  • Full UK driving licence
