Hollins Bank
Creating new family homes in Hemsworth
We want to share with you our plans for a development of up to 260 new homes on a site to the north of Hemsworth and the south of Vale Head Park. Our proposals hope to bring forward a development that supports the recognised need for new family homes in the area. It also offers the opportunity to deliver benefits to your local community, economy and environment. You can read our 2023 newsletter here and find our FAQs here.

Our proposals
Although our Hollins Bank project is at an early stage, work has started to allow us to understand what we need to do to prepare our planning application. Looking at ecology, archaeology, landscape and design has enabled us to get to this point.
A concept masterplan has been produced. This features sustainable urban drainage systems (SUDS) and significant areas of open space and habitat enhancement on the western boundary to maintain ecological connectivity. A key design objective is to enhance pedestrian links for new and existing residents to promote access to leisure and amenity activities at Vale Head Park and Hemsworth Water Park. This will be achieved via green corridors through the site and would provide access to public transport on Wakefield Road. Landscaping and active frontage on Wakefield Road seeks to create an attractive entrance to the town.

Why Hollins Bank?
- The site is identified as a proposed housing allocation in the emerging Wakefield Local Plan (Site ref: LP21, Land at Wakefield Road)
- Hollins Bank is a logical northern extension to Hemsworth and is well connected to services, close to schools, shops, railway station and the town centre
- Hemsworth is an important town in the south east of the Wakefield district which has seen limited new housing growth in recent years, with the provision of new, well designed and energy efficient homes, like Hollins Bank will help communities to thrive and help boost the local economy
