Hambleton Phase 2
Creating further new family homes in Hambleton, Selby
We are excited to share our plans for a further 75 new family homes as part of a second phase of development at the Banks Homes site in Hambleton. This project has been brought forward due to the new government’s housing strategy and the changes to the National Planning Policy Framework.
As with Hambleton Phase 1, Banks Property plan to develop a mix of quality new houses and bungalows within a sensitively designed development incorporating sustainable features such as air source heat pumps and electric vehicle charging points.

Technical information
• Access provided via Gateforth Lane through the approved Phase 1 development, with a secondary access for emergency vehicles, pedestrians and cyclists to the A63.
• Sustainable urban drainage system pond to ensure sustainable approach to drainage.
• Local shops, pubs and a primary school are also within a short walk of the development, ensuring the site is not car dependent.
• All homes fitted with air source heat pumps to help reduce carbon emissions.
Why a further phase?
• Hambleton Phase 2 is being brought forward following changes to the National Planning Policy Framework which reflect ambitions government targets to significantly boost housing supply and deliver 1.5m homes by 2029.
• The second phase of land at Hambleton is a logical and sustainable development site which can contribute
towards meeting the shortfall in local housing requirements within the next five years.
• The number of nearby services and amenities, in addition to the ease of access to the larger town centres by public transport makes the Hambleton Phase 2 site a viable location.
• Allows local people the opportunity to stay in the village through the provision of affordable homes.
• New residents would help support local amenities, the local school and community services.

Progress so far
Over the last few months, we have been undertaking site surveys to gather information that has allowed us to develop a masterplan for the site. In doing so, we have considered ecology, heritage, landscape, highways and design. We are now keen to share our plans to understand feedback from the community and continue to develop our plans for the site.
