Why has Tudhoe been identified as a potential site for housing development?+
Tudhoe has been identified as a suitable location due to its sustainable characteristics, including its proximity to essential services such as schools and the village centre, and its accessibility to nearby towns. The proposal aligns with the County Council’s goals of stimulating local economic growth through well-placed housing developments.
How many homes are proposed, and what types will be included?+
The proposal includes around 350 energy efficient new homes. This includes bungalows, affordable housing and family homes, designed to meet a variety of needs within the community.
How will local roads and traffic be affected by the development?+
Vehicular access for the site will be taken from a new access road on York Hill Road, with new pedestrian/cycle links encouraging the uptake and use of sustainable travel. As part of the application process, the local highway network will be assessed by technical experts with any required improvement works identified being delivered as part of the application. Therefore, the site will have a negligible effect on the local highways.

Specialist landscape and ecology assessments have informed the design, ensuring that landscape buffers are maintained and enhanced around the site. This helps to protect local wildlife and preserve biodiversity during and after development. The development will also achieve 10% biodiversity net gain.
What traffic impacts can residents expect during construction?+
Should planning permission be granted, a Construction Traffic Management Plan will be approved by the Council. This plan will detail safe routes and timing for HGV traffic and ensure minimal disruption to the local area during building work.
Will the new homes be environmentally sustainable?+
Yes. All homes will include electric vehicle charging points and air source heat pumps, and the site will have a sustainable surface water drainage system that reduces flood risks. All homes will meet current building regulations for sustainability, with additional eco-friendly construction techniques considered during the detailed planning stage.
Will there be contributions to local services like schools or healthcare?+
An independent Socio-Economic Assessment is being prepared to outline the key social and economic benefits of the scheme. Durham County Council will review the planning application alongside the relevant statutory consultees to understand if any financial contributions are necessary.
Will affordable housing be included in the plan?+
Yes, the development will provide approximately 15% affordable homes, helping more people access housing within Tudhoe and supporting a diverse community.
