How many homes will be built and what type will they be?

Our proposals include around 75 new family homes on the southern edge of Redmarshall.
There will be a mix of two, three, four and five-bedroomed homes, including  20% affordable housing to help local people stay in the village.

All homes are being designed to a high standard of energy efficiency and will include air source heat pumps and electric vehicle charging points.

Why has Redmarshall been chosen as a suitable location for new homes?

Redmarshall is a sustainable and desirable location, close to local amenities, including a convenience store and post office.
By investing in Redmarshall, we can help maintain the vitality of the village, support local services and provide much-needed housing for families and individuals who wish to stay in the area.

Have you submitted a planning application yet?

Not yet.
We are currently carrying out a community consultation to gather feedback from residents and local stakeholders.
Your comments will help shape the plans before we prepare and submit a detailed planning application in winter 2025/26.

How will the development benefit the local community?

The proposals would bring a range of social, economic and environmental benefits, including:

  • Supporting local schools, services, and businesses in the area through increased local spending.

  • Employment opportunities during the construction and supply phases.

  • Contributions to local healthcare and educational facilities (to be agreed with Stockton-on-Tees Borough Council).

  • Enhancements to local biodiversity, achieving a minimum 10% net gain in habitats.

How will wildlife and natural habitats be protected?

Ecology and landscape experts have assessed the site to help shape the design.
The development includes a sustainable urban drainage system (SuDS) and planting to create new habitats, and careful management to support wildlife and biodiversity.

Will there be affordable homes within the development?

Yes.
The plans include around 20% affordable homes, giving local people more opportunities to live in Redmarshall.

How will the development affect local roads and traffic?

A detailed highways assessment has been carried out to ensure safe and suitable access to the site.
A Construction Management Plan will also be prepared and approved by the Council before work begins to manage traffic and minimise disruption.

What measures are being taken to ensure sustainability?

Every Banks Home at Redmarshall will be designed to help residents live more sustainably.
Key features include:

  • Air source heat pumps in every home

  • EV charging points as standard

  • Energy-efficient construction in line with the Future Homes Standard

  • A sustainable drainage system to manage surface water and prevent flooding

When is construction expected to begin?

Our indicative timeline is:

  • Autumn 2025: Community consultation begins

  • Winter 2025/26: Planning application submitted

  • Winter 2026/27: Planning decision

  • Spring/Summer 2027: Construction works commence
