Sales Manager

Our new homes sales team are expanding and we are currently looking for a Sales Manager to join Banks Homes.
Reporting to our Head of Sales & Marketing, you will contribute to the overall success of the business by driving a strong sales performance through effective management of the Sales Executives. Key target areas of this role include legal completions, customer care, average selling price, sales selling overheads and client extras.
You will ensure our customers are looked after and help them through one of the most important parts of their lives, finding and buying a new home. Priding ourselves on putting customers first, our sales and marketing teams are a key part of making the vision a reality.
- Lead and manage a team of remote Sales Executives to achieve targets ensuring all Key Performance Indicator targets are reached across all sales and customer service.
- Prepare staffing rotas for their developments, ensuring that all holidays, sickness, etc., are suitably covered.
- Provide knowledge/expertise to react to market conditions such as lenders’ criteria, local house price variations, stock plots, PX properties, and advise on forecasting and site build sequence.
- Recruit, develop and coach Sales Executives to the required standards.
- Provide the primary communication channel between site staff, sales and marketing department, other internal departments and external agencies.
- Be aware of and provide ‘first port of call’ expertise for all customer purchasing activities from Sales Executives whilst providing knowledge and expertise.
- Manage external agencies against the offices plan.
- Ensure the health & safety of customers, site staff and other parties is a priority and complies with company policy.
- Manages Scheme costs appropriately whilst also promoting best practice and high quality standards.
- Ensure IT systems are fully utilised and that Sales Executives update the internal IT system.
- Managing database of CRM activity with designated team, ensure continuous improvement as measured by KPI performance.
- Oversee the implementation and launch of new sites – coordinating Marketing input as appropriate.
- Provides input to marketing campaigns for current/future developments.
- Facilitate marketing material, ensuring compliance with Banks Homes Standards and legislative requirements e.g. Consumer Protection from Unfair Trading 2008.
- Focuses self and team on those actions needed to drive the right result for the customer, and the Division as measured by its KPIs (including NHBC and cost management targets).
- Liaise with colleagues in the divisions to ensure smooth delivery of customer journey for their developments.
- Point of contact for customer care issues.
- Market research and competitor analysis.
- Assist in research on potential and existing developments as and when required by the Head of Sales & Marketing Manager.
- Appropriate reporting to the Head of Sales & Marketing on all aspects of sales/legal completions.
- Manage delivery and ongoing presentation of show homes and sales office for their developments.
- Processing of credit and debit card transactions or use of card data in compliance with the Payment Card Industry Data Security Standard (PCI DSS).
- Undertake appropriate training on PCI DSS at induction and then ongoing as required / stated by the business.
- Promoting and acting in accordance with all Company values, systems, policies and procedures.
- Comply with GDPR at all times.
You will manage the team of Sales Executives and will report to and work closely with the Head of Sales and Marketing and liaise proactively with the other internal departments i.e commercial, construction, communication, technical and marketing teams as well as externals stakeholders and partners to ensure that sales targets are achieved and exceeded.
You will spend the majority of your time on housebuilding sites you are assigned to. There will be a requirement for you to attend meetings at our Head Office, Durham and our office in Leeds.
ESSENTIAL:
- Previous proven experience in a Sales Manager role within the house building industry
- Previous experience of managing a team of Sales Executives
- Coins or use of industry equivalent
- Experience of Marketing/Part Exchange/Land Appraisals
- Specialist knowledge of Sales/Marketing techniques, research and analysis
- Experience of cost control and planning, prioritising and organising work to meet targets
- IT skills, excellent communication skills, both written and verbal
- Full UK driving licence (travel required for the role)
- Customer orientation, integrity and the ability to lead through influence.
- Ability to demonstrate strong attention to detail.
- Ability to work with minimum or no supervision.
- Ability to role model actions and behaviours consistent with the company values.
