Project description
Banks Property is looking to develop land for housing on this site. Banks Property is seeking planning permission to build around 400 much needed homes on this site. They will be a mix of 2, 3, 4 and 5 bedroomed homes – but predominantly 3 and 4 bedroomed homes.  Northumberland County Council requires 24,320 new homes by 2031.

The site is currently undeveloped, agricultural land.  The Council has identified this site as an area that could be suitable for housing.

Economic benefits
In addition to around £1.1 million council tax revenue per annum, the project will generate a new homes bonus, (paid by the Government), of about £6.6 million for Northumberland County Council to spend on improvements and essential services within the area. The development will also support around 120 jobs for local contractors and suppliers during the construction phase. Families moving into the area will increase footfall for local shops and businesses.

Social benefits
The project will generate new, high quality family homes help to retain families within the local area which supports local services.  The project will involve a significant contribution to local school and leisure facilities.

Environmental benefits
The project will include a sustainable urban drainage solution.  It will also include the creation of new footpaths and cycleways.  Around 24% of the site will be left as open green space.  There are also opportunities for ecological enhancements to Fairney Barn.
