Barton-upon-Humber

A planning application was submitted by Banks Property to North Lincolnshire Council at the end of November 2021 to develop a 26.3 hectare site to the east of the A15 and south of Horkstow Road to deliver much-needed homes in Barton-upon-Humber, which will deliver significant benefits to Barton’s local community, economy and environment.

The application was considered by the council’s planning committee on 8 June 2022 where permission was refused. Banks Property submitted an appeal against this decision to the planning inspectorate which was upheld and ruled in favour of the scheme in June 2023.

Banks Property is currently offering this development land with planning permission for up to 390 homes as an exciting investment opportunity to interested parties. View our sales brochure below and get in touch to discuss this great opportunity with the team:

Our plans

Our plans for the Barton-upon-Humber site include a range of different sizes and types of homes, including affordable housing and bungalows, the project also includes new footpaths, wetland areas, wildlife habitats, local road links, a children’s play park, an outdoor exercise area and more than 15 hectares of additional public open space, which equates to close to 60 percent of the total site area.

Funding will also be allocated towards a regular full day bus service that will serve the site and south of the town, in order to provide a sustainable connection to the wider community and to enable onward journeys by bus and rail. A sustainable Urban Drainage system (SUDs) has been incorporated into the masterplan, which will provide sufficient attenuation and water quality treatment to maintain the site’s current greenfield characteristics

Additional benefits include

Formal play provision – community allotments and improved public footpaths

Sympathetic Design – Responding to local character

Extended Bus Route through the Site – Providing around 600 existing households in addition to the new community

Community Consultation

We’d like to thank the local community for all the valuable feedback we have received and these have helped shape the design proposals we have brought forward.

In terms of engaging with the community, we held an online webinar on Monday 23rd August 2021, as well as a face to face consultation event at the Salvation Army Community Church on Tuesday 24th August 2021. If you wish to view the full exhibition material, please visit our community consultation page.  At both events we shared our indicative masterplan with the community, click here for the PDF version.
