Estates Manager

We are currently looking for an Estates Manager to join our expanding renewables business.

You will be to provide effective and efficient land and estates management across the Renewables (BRL) and Property (BPDL) portfolios.

BRL currently has 10 operating wind farms (223MW capacity) across the UK. All of these wind farms (with the exception of 1) are on third party land by way of long-term lease arrangements.

BPDL has a portfolio of legacy land assets with reserves for over 700 housing units to be developed upon. Land is typically acquired or optioned with a view to subsequent sale to housebuilders once planning consent has been secured. The portfolio includes some long-term freehold brownfield sites.

You will also assist the Senior Land Manager in the development of the Renewables forward programme. BRL has an active development programme of predominately prospective onshore wind farm sites and is committed to strengthening this portfolio.

 

 

 

KEY DUTIES & RESPONSIBILITIES:

Renewables Estates Management: 

  • The Estates Manager is the main point of contact between BRL and the landowners/tenants on all BRL operational wind farm sites — this will cover eight operating wind farms in Northern England and two in Central Scotland.
  • You must ensure all BRL obligations under lease contracts are managed effectively.
  • You must maintain the land obligations to an appropriate standard.
  • Site management issues (e.g. crop damage, drainage issues, security, HMP works) must be effectively actioned on a timely basis.
  • You will work with other team members to effectively manage rental payments and ensure payments are made on time to the landowners.
  • The role is also responsible for maintaining a positive relationship with the landowners and tenants and keeping them informed about issues pertaining to the wind farm operations.
  • You will agree and review the estate management requirements with the Senior Land Manager on a regular basis.

Property Estates Management: 

  • You will be responsible for ensuring brownfield property sites in Central Scotland are adequately maintained.
  • The role will ensure that the required Health and Safety Inspections (e.g. weekly/monthly/annual) are carried out and that a record of the same, using the Company’s agreed template and procedures is maintained.
  • You must maintain all sites to Banks required standards.
  • You will ensure that the relevant estates database is correctly maintained and updated, that timely and accurate payments are made, key trigger dates for action under land contracts are recorded and communicated to Senior Management and where relevant seek to derive value from these assets taking guidance from the Senior Land Manager.

Renewables Development Programme: 

  • You will assist the Renewables Senior Land Manager to identify and secure new wind farm opportunities for the Company to fulfil the requirements of the Renewables Business Plan.
  • You will approach landowners and agree site and individual negotiating strategies with the Renewables Senior Land Manager and will assist in any negotiations to extend or renegotiate existing land agreements with third party landowners.
  • You will liaise with Agents/Solicitors and complete necessary documentation as is required.
  • You will on occasion be required to represent the Company at community liaison meetings and landowner meetings etc., out with normal working hours.
  • You will work with other team members to achieve both your own and the Company’s Key Financial and Non -Financial Targets.
KEY CONTACTS:

Internal: Regular contact with the Grid and Operations Director, Windfarm Managers, BDMs in Meadowfield & Hamilton, and their respective project development teams. Almost daily liaison with Project Secretaries and Records staff to ensure land documentation and actions are updated and delivered on time.

External: Landowners, tenants, solicitors, agents and site management companies.

WORKING ENVIRONMENT:

The role will be based at the Banks Head Office in Meadowfield, Durham or the Banks Scottish Office in Hamilton with regular visits to each office.

Extensive travel will be required across Northern England and Central Scotland. A car allowance will be provided.

 

 

 

 

QUALIFICATIONS, KNOWLEDGE AND EXPERIENCE:

ESSENTIAL: 

  • Educated to degree in an appropriate discipline
  • Project Management skills
  • Full UK driving licence

 DESIRABLE: 

  • A chartered professional qualification in property, estates or related experience in Land & Property and/or Development
